Unlike residential real estate, where people are connected to a property by their emotions, the industrial real estate market is all about size. Osman explains …


“We have clients who come to us and say ‘I want something 1,000 square metres’ or ’I need 5,000 square metres’ … whether they are buying or leasing.


After property size, they look at accessibility, zonings and other things that impact the business. They don’t usually care what the postcode is … that’s much further down the list of necessities.”

It's All About Size

Industrial Zone services a very large area of Sydney. They have property listed for sale from many different suburbs.


“We are based in Padstow, but our properties range from the South West region, known as the M5 corridor, Kingsgrove out to Minto … so Moorebank, Chipping Norton, Prestons and Ingleburn. Through to the entire M4 strip … Auburn, Lidcombe, Silverwater and out to Eastern Creek.

Residential real estate agents tend to work in a 5 to 10 kilometre radius from their office, but with industrial property there’s a much wider area to cover.”


As part of their services, they can assist a buyer with development consulting. They can help with off the plan design and build and also offer support with project marketing.


When it comes to leasing, Industrial Zone Real Estate currently manages 300 properties across the same regions, ranging from 50 square metre offices through to property 10,000 square metres in size. Starting his small family business gave him the freedom to focus on property that he was passionate about and offer his clients his warm, can-do attitude in a more personal manner. His strong local knowledge has always been an asset and his ability to create long lasting business relationships has steered Industrial Zone to success.


There’s also a very good reason that Osman started Industrial Zone Real Estate within the Canterbury Bankstown region. He tells us …

“I grew up in Greenacre … my parents still live in my childhood house … my kids grew up here … they went to school here … this is our backyard. I couldn’t imagine working anywhere else.


Plus, Canterbury Bankstown is very dynamic and multi-cultural. I’ve had staff work for me who come from the North Shore or the Eastern Suburbs who are amazed by our community. We might have some clients who can’t speak English especially well, but they can have property worth millions of dollars. We have a lot of hard workers here … it’s like the centre of the universe!”

Giving back through AusRelief


Industrial Zone is a proud and dedicated sponsor of AusRelief, a Bankstown based charity that assists people less fortunate around the world. They focus on helping to build educated, productive, secure, just and self-sustainable communities.


Some of the recent projects that Industrial Zone has supported include a trip to Cambodia at the end of 2018. This saw a team of local year 12 student volunteers build a medical centre and 17 water wells in a remote jungle village.


The future for Canterbury Bankstown


It’s no surprise that Osman is a keen supporter of development, but he also understands that when the local population increases, there are extra stresses on services. He is eager to see current infrastructure projects assist with traffic congestion, plus he would like more professional services to be readily available.


“There is space that you can rent but often a business wants to buy their office space … and currently you can’t buy a 200 square metre office in our area … accountants, doctors … they don’t necessarily want to rent … they have superannuation money to invest and unfortunately we lose them to areas like Liverpool or Parramatta where the commercial property is available.”
